How Much Will an Electrician Charge to Fit a Light?

The Conduction Company charges $180 to $290 incl GST to swap a light fitting in Auckland, $280 to $450 for a new one. What makes a simple job cost far more.

Most lighting jobs are quick and cheap. A few are not, and the difference is usually decided in the first two minutes, before anyone touches a screwdriver.

Here is what an electrician is actually looking at on the ladder, and what each answer does to your price.

What an electrician checks in the first two minutes

Every lighting job comes down to five questions. The answers are what separate a half hour visit from a full day job with a roofer on site.

1. Is there already a light there? A cable and a switch that already exist make things simple.

2. What is above the ceiling? A normal roof cavity is easy. A vaulted ceiling, a mid-floor, or a concrete slab is not.

3. Is there an earth at the light point? Plenty of older Auckland homes have no earth core at the light. That matters the moment a metal fitting goes up.

4. What does the fitting weigh, and how does it mount? Plasterboard on its own only holds so much.

5. Is it going outside? Outdoor lights bring weathertightness into the job.

How much does it cost to fit a light in Auckland?

These are The Conduction Company's ranges for common lighting jobs, based on our own completed Auckland jobs and shown including GST, with what moves each one.

Replace an existing light fitting. $180 to $290 including GST. A straight swap is about half an hour on site. Ornate fittings that have to be assembled on the ladder take longer.

Fit a new light where there has never been one. $280 to $450 including GST. That covers getting a registered electrician to the property, the extra cable, and sometimes a switch upgrade.

The first downlight into a room with none. $280 to $450 including GST. Most of that is the cost of the visit itself, which is why each light after the first is much cheaper.

Each extra downlight after that. About $100 including GST.

All of those are for supply and install of a basic fitting. We can install a fitting you supply, with the conditions set out below. So a six light room lands roughly $780 to $950 including GST, assuming there is decent ceiling space to work in.

LED downlights themselves are cost-effective now. They used to be expensive, but mass manufacture has brought the standard price of the units right down. The labour is the cost, not the light.

The fitting you choose is the other big variable. A basic batten holder costs very little.

A bespoke feature light can cost thousands.

Do I buy the light fitting, or does the electrician supply it?

The Conduction Company supplies the fitting, and that is how we prefer to work. On most electrical work we do not install items a client has bought themselves.

The reason is certification. We have to certify that what we install is electrically safe, and we can only stand behind that using brands and fittings we know and trust.

It is also usually the cheaper option, which surprises people. An established electrical company buys standard fittings through a wholesaler, and on the items we fit every week that trade pricing sits well below retail. So the fitting often costs less through The Conduction Company than it would off the shelf, and it arrives with warranty cover on the materials and on the labour.

What changes if you supply your own fitting

Client-supplied materials are not covered by The Conduction Company's replacement warranty, and we are not liable for damage caused by a fault in a client-supplied product.

So if your own fitting fails, the shop you bought it from covers the materials warranty. Getting an electrician back to the property to take the old one down and fit the replacement is on you. That return visit is usually worth more than the saving on the fitting.

Can an electrician install a light fitting I bought online?

Only if it carries the right paperwork, and a lot of cheap imports do not.

Any fitting The Conduction Company installs has to be bought in New Zealand and carry a valid supplier declaration of conformity. That is the document in which the New Zealand manufacturer or importer declares the product meets the standard for its type. We have arrived at jobs where a client's own fitting turned out to be a low cost import with none of that behind it.

When that happens the job cannot be signed off. Regulation 74A(1) of the Electricity (Safety) Regulations 2010 only lets the person who did the work issue a safety certificate if they are satisfied the installation is safe to use, "on the grounds that it is electrically safe and complies with these regulations". Regulation 83(3A) is what makes that workable day to day: the person issuing the certificate "is entitled (if acting in good faith) to rely on the veracity of any supplier declaration of conformity relating to any articles used in or incorporated into the installation". With no declaration, there is nothing to rely on.

The client is then buying the light a second time from a New Zealand supplier, often unable to return the original, and paying for another visit on top. Trying to save a few dollars at the start is how a small job turns into an expensive one.

When does a simple light job get expensive?

Two situations, and both are about access rather than the light.

The first is a vaulted ceiling with no usable space above it. The second is a mid-floor, the layer between a downstairs ceiling and an upstairs floor.

There is often no way to get a cable into position without opening something up. The Conduction Company can get crafty and there are a few methods for pulling cable through tight spaces, but sometimes the ceiling has to be cut.

Then the job is not just the light. It is patching, plastering, sanding, and painting to get the ceiling back to how it was.

The cost on those can really start to blow out, and it depends entirely on how your home is built.

That is why The Conduction Company looks at the ceiling before quoting one, rather than giving you a number over the phone that falls apart on the day.

What holds up a heavy pendant or a chandelier?

Almost any ceiling can carry a pendant. The question is what it is fixed to.

Up to about 2-3 kg, The Conduction Company fixes into the plasterboard itself with plasterboard cavity anchors. They are surprisingly strong for what they are. That 2-3 kg figure is our own working limit, not a rule from a standard.

Above that, it has to go through to timber. Sometimes you get lucky, because there is batten timber directly above the plasterboard, which is what the ceiling is screwed into. If there is nothing above the spot you want, we go into the ceiling void and add framing timber, the same treated pink timber every builder uses, nailed or screwed into the surrounding structure. The fitting then hangs off screw eye hooks or bolts through into that timber. That is more than enough to hold a heavy pendant.

There is one separate limit worth knowing. AS/NZS 60598-1 clause 4.14.2 says "the mass of the luminaire suspended by flexible cables or cords shall not exceed 5 kg per flexible cable or cord". That is a limit on what the flex carries, not what the fixing carries, and it is a different number from our 2-3 kg anchor limit. Above it, the fitting has to be built so no tension reaches the conductors.

Commercial jobs get heavier again. On a suspended tile ceiling, The Conduction Company will sit the fitting on a plywood ring and take the weight on Gripple wire, a braided stainless suspension wire, fixed back to the concrete or structural timber above the grid.

What is above your ceiling changes the job

A modern home

Plasterboard fixed to batten timber, fixed to the roof truss, with a normal roof cavity above. This is the easy one, and it is where the prices above sit. Some newer builds use Rondo instead, a thin folded steel channel holding the plasterboard up. The Conduction Company stays away from hanging lights off Rondo. It conducts electricity, and it is not built to hold weight.

An older villa or bungalow

Ceilings in these can be a nightmare. Textured ceilings between exposed timber, weak fixings behind, and plasterboard that has often bowed or started cracking over the decades. The ceiling void needs care, because even moving around up there can crack the ceiling below. There is minimal timber above to fix to.

Sarking is a different story, and it is a wall thing rather than a ceiling thing. A sarked wall has a sheet timber layer in front of the framing, with plasterboard over it. Getting a cable through that timber is a hassle. What you get in return is excellent. Sarked walls have no nogs, the horizontal timbers between the studs, so cable runs up and down very easily once you are through the sarking, and the timber gives a really firm fixing point for a wall light.

An apartment

Plasterboard, usually on Rondo, then a foot or two of cavity, then the concrete mid-floor. Cables run along catenary wire in that cavity. It is usually open enough to pull a cable through, often by popping a downlight out to get at it, but it is not a space anyone can crawl around in. Wiring in apartments takes longer for that reason.

The surprise in older Auckland homes: no earth at the light

This is the one that catches people out, and it is common in older Auckland housing.

Older homes often have two core wiring to the lights, meaning the cable running to the light has no earth core in it. That was fine for the plastic fittings that were there. It stops being fine the moment you want a metal one.

AS/NZS 3000:2018 clause 5.4.1.1 requires the exposed conductive parts of electrical equipment to be earthed where the equipment is installed in an earthed situation, unless it is double insulated. A metal light fitting on a two core cable does not meet that.

So a job that looked like a ten minute swap becomes a rewire of that lighting section. The Conduction Company finds this a few times a year, and it is never what the client expected when they bought the fitting.

A real Auckland job: a family heirloom in a Lockwood home

One client had an ornate steel and wooden hanging light with old style lamps, passed down through her family. On paper it was a like for like replacement.

The cabling in the property had no earth core, so new cable had to be run. The house was an older Lockwood, so there was no ceiling cavity to run it through.

Cutting chunks of timber out of the ceiling would have wrecked it. Instead The Conduction Company brought in a roofer, lifted a large section of the iron roof, and ran the cable in from above.

Jordan Statham, Director of The Conduction Company and a Registered Electrician and Electrical Inspector, put it plainly:

"What should have been a 30 minute job for a couple of hundred dollars turned into thousands of dollars and a full day or so for multiple people to get the work completed. The client was very happy in the end, and it was a cool light to look at."

That is the honest shape of this trade. Most light jobs are the price above. A few are not, and you find out on the ladder.

What is different about an outdoor or security light?

Two things. The rating on the fitting, and the hole you have to make in the building.

The IP rating

IP stands for ingress protection. The first digit covers solids and dust, the second covers water. Higher is better on both.

IP44 means protected against water splashed from all directions. IP55 adds dust protection and jets of water. IP66 means dust tight and protected against powerful jets. For external work, The Conduction Company looks for IP44 as a minimum, and goes higher on anything exposed.

The penetration

Getting the cable out through the cladding is the part that matters for your house, not just your light. The Conduction Company drills on a downward angle, because water travels upwards through cladding, then seals the penetration with industrial sealant and seals again where the light meets the wall. That is two layers of protection on the building envelope.

Modern cladding has a weep space behind it for airflow, so a little moisture is not a disaster. Continuous moisture getting into the cavity is, which is why the sealing gets done properly rather than quickly.

The fitting itself

Security lights have a huge quality range. They take real weather and UV abuse. The Conduction Company sees the cheapest PVC security lights last about two years in direct sun before they start falling apart, which means paying an electrician twice. Better fittings have high UV protection built into the plastic, and Voltex publish a seven year warranty on their outdoor sensor and floodlight range. Alloy bodied fittings cost more again and hold up very well against corrosion and moisture.

Cheap upfront and an electrician back in two years, or more upfront with a long warranty. The Conduction Company recommends the second one.

Do I need a qualified electrician to change a light fitting?

In New Zealand, yes.

Schedule 1, clause 2(d) of the Electricity (Safety) Regulations 2010 does exempt "repairing or adjusting fittings, or replacing fittings with the same or comparable fittings", but only where the work "can be done without exposure to live parts intended to operate at voltages exceeding extra-low voltage".

A ceiling rose at 230 volts cannot be. Once the fitting comes off, the live parts are right there. So swapping a light fitting is prescribed electrical work, and it belongs to a registered person. The Conduction Company will not pretend otherwise to be agreeable.

Do I get a certificate when an electrician fits a light?

You should always get one. What changes with the job is the type.

Electrical safety certificate. Required at every level of risk. Regulation 74A(1) of the Electricity (Safety) Regulations 2010 says the person who completed the work must issue one where they are satisfied the installation is safe to use.

Certificate of compliance. Regulation 65(1) requires one for general and high-risk work. Replacing a fitting in an existing installation is low-risk work under regulation 6A(1)(a), and regulation 65(2) says a person doing low-risk work "may, but is not obliged by these regulations to" issue a certificate of compliance.

Record of inspection. High-risk work needs one on top, issued by an electrical inspector.

So on a light swap, the safety certificate is required and the certificate of compliance is optional. The Conduction Company includes certification in the quoted price either way, so there is no line on your invoice for it afterwards.

Getting a light sorted

Most of the time this is a small, quick, inexpensive job, and it should feel like one. The Conduction Company quotes the whole thing as one fixed price before anyone arrives, so you know the number in advance, and if something unexpected turns up in the ceiling you get told and asked before any extra work happens.
