You are managing properties, not chasing tradespeople.
The Conduction Company handles the electrical work on rental properties right across Auckland, start to finish, so a tenant's fault stops being your problem the moment you send it over. The everyday jobs agencies send The Conduction Company are power points and lights that have stopped working, a safety switch that keeps tripping, oven and hob faults, bathroom and kitchen extractor fans, heat pumps, and Healthy Homes work.

Give us the tenant's name and number and The Conduction Company arranges access directly. No three way phone tag, no you in the middle relaying times.

One company handles the electrical, the ventilation, the heat pump, the data, the security, and the compliance certificate. The Conduction Company is registered for all of it, so you are not booking four trades and coordinating between them.

A second visit costs you another tenant conversation and another invoice to explain. The Conduction Company sends a registered electrician who comes ready for the common faults and aims to finish them on the first visit.

The Conduction Company sends before and after photos on every job, and a plain description of what was found and what was done. It goes to you in a form you can forward straight to the owner without rewriting it.

Your work order number goes in the job title, so the invoice from The Conduction Company reconciles against your system rather than ours.

Don’t just take our word for it, we have a 5/5 rating on Google and a 99.8% approval rating on NoCowboys.co.nz

Frequently
Asked Questions
The Conduction Company is reachable 24 hours a day, 7 days a week. The phone is answered any time, day or night.
Do you contact tenants directly?
Yes. Give The Conduction Company the tenant's name and number and we arrange access ourselves. You do not need to be in the middle of it. Our technicians do not discuss costs or landlord matters with tenants; those go through your agency.
How quickly can you respond to a tenant's electrical fault?
The phone is answered 24 hours a day, 7 days a week. The Conduction Company makes contact the same day, and within 2 hours where there is a risk to health or safety, depending on staff availability. Overnight there is typically one electrician on standby.
Do you install and test smoke alarms in rentals?
Yes. The Conduction Company fits interlinked smoke alarms with long-life batteries of at least ten years and tests them for property managers. If we are already at the property for another job, we will often check the smoke alarms and the rest of the electrical at no additional charge.
Are electrical checks mandatory for NZ rentals?
No law sets a regular electrical inspection for a rental in New Zealand, The Conduction Company explains. The Electricity (Safety) Regulations 2010 say a landlord must not provide, or let anyone use, fittings or appliances that are electrically unsafe (regulation 15A). With no interval set in law, the standard suggests one: AS/NZS 3019, the standard for periodic checks, suggests around 10 years may suit a home, and a check when the tenants change. The Conduction Company does electrical safety checks for agencies, and often runs one at no additional charge when it is already at a property for another job.
Do you do Healthy Homes work?
Yes. The Conduction Company installs extraction and heating that meet the Healthy Homes ventilation and heating standards, and issues the electrical certification for that work. Confirming the tenancy as a whole meets the standards is the landlord's compliance statement, not ours.
How does invoicing work?
Your agency work order number goes in the job title so invoices from The Conduction Company reconcile against your system. Terms are agreed with the agency rather than set per job.
Can you look after every property we manage?
Yes. The Conduction Company sets each property up as its own record under your agency, so every job, invoice and certificate is filed against the right address, and your agency's terms apply to all of them.
Do you work across all of Auckland?
Yes. The Conduction Company works from Orewa in the north to Papakura in the south, Waitakere in the west, and Maraetai in the east.
What do electricians charge per hour in NZ?
The Conduction Company runs small agency repairs on charge up and gives a fixed price quote for anything larger, with terms agreed with your agency rather than set per job. For what electricians across New Zealand charge by the hour, see The Conduction Company's guide to what an electrician costs in Auckland.
How can I obtain an electrical safety certificate in New Zealand?
From the electrician who did the work. Under regulation 74A of the Electricity (Safety) Regulations 2010, the person who completes prescribed electrical work must issue the electrical safety certificate. The Conduction Company issues one on every job that needs it, and on a quoted job the certification is included in the price.
How much does an electrical certificate cost?
On a quoted job from The Conduction Company, certification is included in the price. On charge-up work, the usual route for agency repairs, it is a small admin fee on its own invoice line. The Conduction Company's guide to electrical certification sets out the fee and what the rest of the market charges.
How often do I need an electrical certificate?
There is no set interval. An electrical safety certificate is issued each time prescribed electrical work is done, by the person who did it, so The Conduction Company issues one at the end of each job that needs it rather than on a schedule.
Do I need a certificate for a new fuse box?
Yes. A new fuse box, or switchboard, is certified like any other electrical work, and The Conduction Company issues a combined certificate of compliance and electrical safety certificate for it.
What electrical work can a home owner do?
Only limited work, and only in a home they own and live in. Section 79 of the Electricity Act 1992 and regulation 57 of the Electricity (Safety) Regulations 2010 let an owner-occupier swap switches, socket-outlets and light fittings, off the power and away from the switchboard. A new circuit must be tested and certified by an inspector before it is connected. Landlords cannot use this on a rental, and nor can tenants. As a hard rule, The Conduction Company does not test, certify or connect a homeowner's wiring. It may help only where finished work has left a client stuck, and that takes a thorough inspection and often rework.
What are the changes in electrical regulation for 2026?
The main change is a deadline, The Conduction Company notes. On 13 November 2025 the Electricity (Safety) Regulations moved to the 2018 edition of the Wiring Rules, AS/NZS 3000, and until the close of 12 November 2026 they still accept work done to the standard that applied before then. Safe existing wiring that complied does not have to be upgraded.
What are the regulations for electrical wiring in New Zealand?
The Electricity (Safety) Regulations 2010 require a home's wiring to be installed, tested, inspected and connected to comply with Part 2 of AS/NZS 3000, the Wiring Rules, now the 2018 edition with its amendments. The Conduction Company works to that edition and records it on its certificates of compliance.
What do they check on an electrical safety check?
The Conduction Company checks the whole electrical installation against a digital checklist: what state each part is in, whether it needs remedial work, and whether it was installed compliantly, with limited testing where needed. You get a full report with photos, and a quote or an on-the-spot price for anything that needs fixing.
What is needed for Healthy Homes compliance?
The Healthy Homes standards, published by Tenancy Services, set minimums for rentals, including insulation, heating and ventilation. The Conduction Company installs extraction and heating that meet the ventilation and heating standards, checks existing heating and ventilation against them, and issues the electrical certification. Insulation is assessed by a specialist Healthy Homes company. Whether the tenancy as a whole complies is the landlord's statement, and The Conduction Company never declares a tenancy exempt.
Do you carry out Healthy Homes assessments, and what do they cost?
For heating and ventilation, yes. The Conduction Company checks a rental's heating and ventilation against the Healthy Homes heating and ventilation standards. It does not assess insulation or the moisture and drainage standard, and it never says a tenancy is exempt. For a full report across every standard, get a Healthy Homes report from a specialist Healthy Homes company. The cost depends on the property, and The Conduction Company confirms it on a quote.
