Pre-Purchase Electrical Inspection Report and Pre-Sale CoV

Electrical inspections for Auckland buyers and sellers

The estimates below are for a standard pre-purchase electrical inspection.
The Conduction Company confirms final pricing after a property assessment.

The Conduction Company inspects the wiring of Auckland houses being bought or sold and reports what needs fixing. The Conduction Company charges a fixed $289.90 including GST for a pre-purchase inspection and report. The sale triggers nothing in the electrical regulations, so it is a risk decision, not a legal step.

Buying or selling a house?

  • The building report says to get the wiring checked
  • The house is older and the paperwork is missing
  • You are about to go unconditional
  • The buyer's insurer wants an electrical certificate
  • You want no wiring surprises in the buyer's report
  • You have just moved in and nobody knows the history

A house changing hands is when the wiring gets looked at, from either side. The Conduction Company inspects it, explains what it finds, and prices any fix. It is part of The Conduction Company's electrical inspection and certification work across Auckland.

What is a pre-purchase inspection on a house?

The Conduction Company's version is a look over the wiring of a house you plan to buy: a full visual inspection, then a written report that lists any remedial work. A building report covers the building as a whole. If yours recommends an electrician looks at the wiring, this is that check.

What do they check on a pre-purchase inspection?

The Conduction Company works through the whole property on a digital checklist, section by section: the switchboard, the wiring and fittings it can see, and whether each part looks to have been installed compliantly. The report gives each section a photo, its condition and any remedial work, and ends with recommendations.

Book it before you go unconditional, so the report can shape your decision. It is yours to keep and share with your lawyer, lender or insurer.

Two options for sellers

The Conduction Company offers sellers two options:
Pre-sale inspection report. A visual inspection with limited testing before you list, so nothing in the wiring surprises you in the buyer's building report. You choose what to fix.
Pre-sale Certificate of Verification. A CoV on the whole installation that you can hand to buyers and their insurers. If the installation does not pass, you get the remedial list first and the certificate once the work is done.

The Conduction Company explains how a CoV works on its Certificate of Verification in Auckland page. Whichever you choose, keep the paperwork with the house: AS/NZS 3019, the standard for checking existing installations, recommends keeping a copy of its report in or near the main switchboard and leaving it there when you move out.

Do I need an electrical certificate to sell my house?

No, in The Conduction Company's view. The certificate duties in the Electricity (Safety) Regulations 2010 attach to electrical work being done, not to a house changing hands. But buyers, their lawyers and their insurers often ask for certificates for past work, and missing paperwork can slow a settlement. Jordan Statham, The Conduction Company's director, has seen sales fall through because a certificate could not be produced in time.

Getting copies of past certificates is covered on The Conduction Company's page for the electrical CoC and safety certificate.

Can you sell a house without code of compliance in NZ?

That is a question about the council's Code Compliance Certificate, which The Conduction Company does not issue, so ask your lawyer. On the electrical side, the paperwork that feeds a consent is the electrician's CoC and ESC.

When to book

Before you go unconditional

The Conduction Company's report, with the remedial work priced, is most useful while you can still negotiate.

When the buyer's insurer or lender asks

In Jordan Statham's experience at The Conduction Company, many insurers now want an electrical certificate before they insure a house, especially an older villa, and the loan often depends on the insurance.

Before settlement

If the seller agreed to electrical work, The Conduction Company's advice is to ask for its certificate before you settle.

Older or renovated homes with no paperwork

The Conduction Company sees these often in Auckland, where the history of the wiring is patchy.

You have just moved in

The Conduction Company's inspection gives you a clear starting point for a house you now own.

What happens when something is found?

The Conduction Company quotes the remedial work separately. Minor issues can often be priced and fixed on the spot, which saves another call-out. The repair carries the Lifetime Workmanship Guarantee, which stays with the house if you sell.

Why choose The Conduction Company for a pre-purchase inspection?

The Conduction Company has its own registered Electrical Inspector, prices any fix before you commit, and has more than 600 Google reviews at a 5.0 rating from Auckland clients. It is a Master Electricians member.

Frequently Asked Questions

Pre-Purchase Electrical Inspection Report and Pre-Sale CoV

Should I get a pre-purchase inspection?

The Conduction Company's view is that it is worth it when the house is older, has been renovated, or comes with no electrical paperwork, because those are the houses where a wiring problem is most likely to be hidden.

What electrical work can a home owner do?

Some wiring on the home they live in, under section 79 of the Electricity Act 1992, within limits, and it must be tested and certified by a registered person before it is connected. The Conduction Company does not test, certify or connect wiring a homeowner has done.

What requires a CoC?

General and high-risk prescribed electrical work, under regulation 65 of the Electricity (Safety) Regulations 2010, such as new circuits, alterations and mains work. The Conduction Company issues one for that work on every job it does.

Who carries out the inspection?

The Conduction Company's team, which includes registered electricians and a registered Electrical Inspector, Jordan Statham (EWRB registration I272615).

Do I need an electrical inspection when I buy a house?

Nothing is triggered automatically. The certification duties in the Electricity (Safety) Regulations 2010 attach to prescribed electrical work being done, not to a property changing hands, so a pre-purchase inspection is a risk decision rather than a legal step. The Conduction Company does pre-purchase electrical inspections for that reason, at a fixed $289.90 including GST for the inspection and written report. That is The Conduction Company's own price, not an Auckland average, and any remedial work it finds is quoted separately.

That way you know exactly what you're buying and the total cost, with no surprises.
Clear expectations from the outset, start to finish.
